GENERAL LOCATION: The Carson-Smith Farm is generally located 5 miles NE of Monmouth just south of the small village of Gerlaw. The property features 304.72 surveyed acres located in the NE Quarter of Section 4, the SW Quarter of Section 3 of Monmouth Township (T.11N.-R.2W.) and in the SW Quarter of Section 34, Spring Grove Township (T.12N.-R.2W.), Warren County, IL. The tracts will be offered by bidder’s choice and privilege.
TRACT 1 – 81.21 ACRES with frontage on 90th St. and 245th Ave. in the North Half of the SW Quarter of Section 34, mostly all tillable, featuring prime Muscatune & Osco silt loam soils – 139 .4 PI.
TRACT 2 – 81.21 ACRES with frontage on 90th St. and 240th Ave. in the South Half of SW Quarter of Section 34, There are presently approx. 56.47 tillable acres featuring highly productive Muscatune and Osco silt loam soils – 129.4 PI. The balance of the acreage consists of pasture and timber the includes several mature walnut trees. TERMS OF SALE: Ten percent (10%) of the purchase price to be paid down at time of sale with balance due on or before October 22, 2024. Buyers will receive possession for the 2025 crop year at the closing. Title insurance will be provided. The 2024 real estate taxes payable in 2025 will be paid by the seller. SALE PROCEDURE: Tracts 1, 2, 3, 4 and 5 will be offered by Bidder’s Choice and Privilege whereby the high bidder in the first auction session shall have the privilege to select any individual tract, any combination of tracts or all five tracts. In the event that less than all of the tracts are selected in the first session, the remaining tracts will be offered by the same method until all five tracts are sold.
