FARM LOCATION: 1060 US Route 34, Gladstone, IL 61437. The property consists of 341.58 surveyed acres located 6 miles East of Burlington, IA on Route 34 in Sections 19 & 20, Gladstone Township (T.10N.-R.5W.), Henderson County, Illinois.

 

TRACT 1 – 188.54 ACRES (M/L)

Tract 1 is located south and east of Route 34 and presently consists of 171 acres +/- of cropland. The balance of the acreage includes the grain bin site and woods that could be cleared and converted to cropland. The property is improved with an irrigation well and turbine pump. The existing irrigation pivot and diesel engine are not included with the farm and will be sold separately at the conclusion of the auction. Primary soil types of the cropland are Dickinson sandy loam, Cresent loam, Sparta loamy sand and Otter-Lawson silt loams with a PI rating of 108.6.

TRACT 2 – 151.50 ACRES (M/L)

Tract 2 is located north and west of Route 34 and presently consists of 121.1 acres +/- of river bottom cropland with the balance in woods and drainage ditches. Primary soil types of the cropland are Sawmill silty clay loam, Tice silt loam, Ambraw clay loam and Sparta loamy sand with a PI rating of 129.6. Tract 2 is located in Henderson County Drainage District #2 and is subject to drainage taxes.

TRACT 3RESIDENCE ON 1.54 ACRES (M/L)

Tract 3 is located south and east of Route 34 and is contiguous to Tract 1. The parcel features a one story-3 bedroom-1873 sq. ft. home plus a 600 sq. ft. enclosed porch and a 24’x24’ detached garage. The home consists of a living room, family room, dine-in kitchen, three bedrooms, bathroom, front entry foyer, back entry way and storage room. The system is circa 1970.  Deutz D914L06 116 hp. 6 cylinder diesel engine, showing 3676 hours. The pivot and engine will be sold separately and the purchasers shall be required to pay the full purchase prices on the day of the auction and to remove the equipment from the premises within 10 days from the date of the auction.

 

SALE PROCEDURE: Tracts 1 and 2 will be offered by bidder’s choice wherein the high bidder has the privilege of selecting either one or both tracts. In the event that one tract is selected, the remaining tract will then be sold. Tract 3 – The Residence will be sold individually following the sale of the farmland. The Irrigation pivot and diesel engine will be sold at the conclusion of the auction. The land is selling with full possession for the 2021 farming season!

REAL ESTATE TERMS: Ten percent (10%) of the purchase prices to be paid down at time of sale with balance due at the later of that date which is 30 days after the date of the auction or the approval of the sale by the court. The sale is subject to the approval of the Circuit Court of Henderson County, Illinois. Possession will be granted upon closing after the sale is approved by the court. The 2020 real estate taxes payable in 2021 will be paid by the sellers and all subsequent taxes shall be paid by the buyers. Title insurance will be provided.
