Farm Location: 5 miles south of Roseville or 15 miles north of Macomb on Route 67. The property is located on the east side of the highway. The farm has frontage along Route 67, 20th Ave. and 65th Street.

 

Plat Location: Tracts 1, 2 and 3 are contiguous and are located in the West Half of Section 30, Swan Township (T.8N.-R.2W.), Warren County, Illinois.

 

Description: The tracts lie level to undulating and feature highly productive Class A Ipava, Sable and Osco silt loam soils. The farm has been tiled in recent years.

 

 

 

 

 

 

 

 

Tract 1: The North 81.74 Acres – The parcel is all tillable with the exception of the building site. Improvements include a Morton 60’x90’ machine shed, Brock 20,000 bu. grain dryer bin and 2 Conrad 10,000 bu. storage bins. Access to the building site is provided by an easement through the existing driveway. PI rating – 141.8. The Morton Building received damage from the June 29, 2023 storm. Stice Land, Inc. received an insurance settlement of $58,741.55 to repair the building. The  repairs will not be possible prior to the closing date. Therefore the sellers shall credit the amount of $58,741.55 to the buyer(s) of Tract 1 at the closing. There is no further depreciation payment available from the seller’s insurance company. SALE PROCEDURE: Tracts 1, 2, 3, 4 and 5 will be offered by bidder’s choice whereby the high bidder in the first auction session has the privilege of selecting any individual tract, any combination of tracts or all 5 tracts. In the event less than all 5 tracts are selected in the first session, the remaining tracts will be offered by the same method until all five tracts are sold.

 

 

TERMS OF SALE: Ten percent (10%) of the purchase prices to be paid down at time of sale with balance due at closing on or before October 25, 2023. Possession: Tract 1 – Buyer will receive full possession of the cropland following the harvest of the 2023 crop. Possession of the grain bins and machine shed will be delivered on December 31, 2023. Tracts 2, 3, 4, and 5 Buyers will receive full possession following the harvest of the 2023 crop. Title insurance will be provided. The 2023 real estate taxes payable in 2024 will be paid by the sellers.
