Physical Address: 1771 165th Ave., Galesburg, IL 61401 located 5 miles south of Galesburg or 4.5 miles north of Abingdon on Route 41 to Knox Road 1150N then 2.5 miles west in Section 12, Floyd Township (T.10N.-R.1 W.), Warren County, IL. The real estate consists of 268.70 surveyed acres that will be offered in 4 contiguous tracts by bidder’s choice and privilege. The farm has frontage on 165th Avenue, 170th Street and 180th Street (West Knox Road).
TRACT 1 – 63.62 ACRES (M/L)
Tract 1 is the northwest parcel of the farm with frontage on 165th Ave. and 170th Street. The parcel lies level to undulating and presently consists of 61.5 (m/l) tillable acres. Primary soil types are Ipava, Osco and Assumption silt loams with a PI rating of 137.3.
TRACT 2 – 103.37 ACRES (M/L)
Tract 2 is the southwest parcel of the farm with frontage on 170th Street. The parcel lies level to gently rolling and presently consists of 98 (m/l) tillable acres. Predominant soil types of the cropland include Ipava, Osco, Rozetta and Clarksdale silt loams with a PI rating of 127.1. TERMS OF SALE: Ten percent (10%) of the purchase price to be paid down at time of sale. Balance of the purchase price to be paid at closing on January 10, 2024. Buyers will receive full possession at the closings for the 2024 crop year. Title insurance will be provided. The 2023 real estate taxes payable in 2024 will be paid by the seller.
