FARM LOCATION: The property is located 8 miles north of Galesburg, IL on Route 150 to Knox Road 2600N (County Hwy. 34), 6 miles west to 310th St. then 2 miles north or 1 mile west of North Henderson, IL to 310th St. then 2 miles north. Tract 1 is located at the intersection of 310th Street and 40th Avenue.

PLAT LOCATION: 77.75 surveyed acres to be offered in 2 tracts located in the West Half of the Northwest Quarter of Section 15, North Henderson Township (T.13N.-R.1W.), Mercer County, Illinois.

 

 

 

 

 

TRACT 1 – 64.02 ACRES

The tract lies undulating to rolling and presently features 55 +/- tillable acres. The primary soil types of the cropland are Orion, Greenbush, Osco and Hickory silt loams with a PI rating of 121.1. The cropland has been maintained in a very good state of productivity. The balance of the acreage consists of a grove of trees. Additional tillable acres could be created should the new owner desire.

 

 

 

 

TRACT 2 – 13.73 ACRES

Tract 2 is directly south of Tract 1 with frontage on 310th Street at the Henderson Creek bridge. The parcel features mature timber and a large creek providing excellent hunting and recreation. SALE PROCEDURE: Tracts 1 and 2 will be offered by bidder’s choice whereby the high bidder has the privilege of selecting either one or both tracts. In the event one tract is selected the remaining tract will then be sold.

TERMS OF SALE: Ten percent (10%) of the purchase price to be paid down at time of sale with balance due at closing on or before December 8, 2021. Possession will be given at the closing subject to the remaining rights of the present tenant under the 2021 crop lease. Title insurance will be provided. The 2021 real estate taxes payable in 2022 will be paid by the sellers.
