FARM LOCATIONS: The Rowley Farms are generally located 5 to 7 miles Northwest of the Village of Little York, IL, 10 miles south of Aledo or 17 miles Northwest of Monmouth  near the Mercer County line in Sections 3, 11, 14 and 15, Bald Bluff Township (T.12N.-R.4W.) Henderson County, Illinois.

TRACT 1 – 84.47 ACRES

Tract 1 is located 3.5 miles west of the Junction of Routes 94 and 135 to Road 1950E, 1 mile north to Road 2750N then one-half mile west in the East Half of the Northeast Quarter of Section 15, Bald Bluff Township. The parcel is located at the intersection of Roads 1900E and 2750N. Tract 1 lies level to gently rolling and presently includes 80.64 FSA Non-HEL tillable acres. Tract 3 is located directly south of and contiguous to Tract 2 in the South Half of the Northwest Quarter of Section 14, Bald Bluff Township. The parcel has frontage on Roads 1900E, 1950E and 2750N. The tract lies level to gently rolling and presently includes 65.84 FSA Non-HEL tillable acres. The balance of the acreage consists of Non-HEL open pasture with a small seasonal stream. The majority of the pasture could be farmed should the new owner desire. The predominant soil type is Seaton silt loam with a PI rating of 115.5.

Tract 4 is located one-half mile north of Tract 2 in the Southwest Quarter of Section 11, Bald Bluff Township. The parcel has frontage on Roads 1900E and 2850N. The tract lies level to undulating, is all tillable and is Non-HEL. Primary soil types are Joy and Seaton silt loams with a PI rating of 125.8.

TRACT 5 – 60.42 ACRES

Tract 5 is located directly east of and contiguous to Tract 4 in the Southwest Quarter of Section 11 and in the Southeast Quarter of Section 11, Bald Bluff Township. The parcel has frontage on Roads 1975E and 2850N. Tract 5 lies level to undulating, is all tillable and is Non-HEL. Primary soil types are Joy and Seaton silt loams with a PI rating of 132.1.

TRACT 6 – 42.76 ACRES

Tract 6 is located one-half mile north of Tract 4 on Road 1900E in the Northwest Quarter of Section 11, Bald Bluff Township. The parcel lies level to gently rolling and presently includes 39.8 FSA Non-HEL cropland acres. The balance of the acreage includes well maintained grass waterways. Primary soil types of the cropland are Joy and Seaton silt loams with a PI rating of 129.2.

TRACT 7 – 85.33 ACRES

Tract 7 is located on the Henderson-Mercer County line at the intersection of Roads 1900E and 3000N. The parcel lies level to gently rolling and presently consists of 77.75 FSA Non-HEL tillable acres. Primary soil types of the cropland are Joy, Seaton and Biggsville silt loams. The balance of the acreage includes grass waterways. The west boundary of the property is the centerline of a small timbered stream.

TRACT 8 – 109.85 ACRES

Tract 8 is located on the Henderson-Mercer County line Road 3000N directly west of and contiguous to Tract 7. The parcel lies undulating to rolling and presently consists of 86.58 FSA cropland acres that include 32.98 Non-HEL and 53.60 HEL. The primary soil types of the cropland are Seaton, Seaton-Timula, Port Byron, Biggsville and Joy silt loams with a PI rating of 118.1. The balance of the acreage includes grass waterways and timbered streams. The east boundary of the property is the centerline of a small timbered stream.

SALE PROCEDURE: Tracts 1, 2, 3, 4, 5, 6, 7 and 8 will be offered by the bidder’s choice method of marketing wherein the high bidder has the privilege of selecting any individual tract, any combination of tracts or all 8 tracts. In the event that less than all of the tracts are selected in the first session, the remaining tracts will be offered by the same method until all 8 tracts have been sold.
