FARM LOCATIONS: Tracts 1-7 are located 6 miles South of Monmouth, IL on Route 67 to 120th Ave. then 2.25 miles East in Section 33 of Lenox Township (T.10N.-R.2W.) and in Sections 3 and 4 of Roseville Township (T.9N.-R.2W.), Warren County, Illinois.

TRACT 1 – 40.00 ACRES

Tract 1 has frontage on 120th Ave. and 90th Street. The parcel lies level to gently rolling and presently consists of 32.29 FSA cropland acres. Tract 6 is located contiguous to Tracts 3 and 4 with frontage at the building site on 90th Street. Tract 8 is located on the Northeast corner of the intersection 125th Ave. and 110th Street. The parcel lies level to undulating and presently includes 98.11 FSA cropland acres. Primary soil types are Muscatune, Osco and Sable silt loams with a PI rating of 140.4 – 96.5% Tillable

TRACT 9 – 20.26 ACRES

SALE PROCEDURE

Tracts 1, 2, 3, 4 and 5 will be offered by bidder’s choice wherein the high bidder has the privilege of selecting any individual tract, any combination of tracts or all 5 tracts. In the event that less than all 5 tracts are selected in the first session, the remaining tracts will be offered by the same method until all 5 tracts have been sold.

Tracts 6 and 7 will then be sold individually in order.

Tracts 8 and 9 will be sold by bidder’s choice wherein the high bidder has the privilege of selecting one or both tracts. If one tract is selected the remaining tract will then be sold.

Tract 10 will be sold individually at the conclusion of the auction.

TERMS OF SALE

Ten percent (10%) of the purchase price to be paid down at time of sale with balance due at closing no earlier than March 6, 2018 and no later than March 9, 2018. Full possession for the 2018 crop year will be given at closing. Title insurance will be provided. The 2017 real estate taxes payable in 2018 will be paid by the sellers.
