GENERAL DESCRIPTION: The Myers Farm consists of 397.29 surveyed acres, more or less, located in Sections 18 and 19, Cedar Township, Knox County, IL and in Sections 12, 13 and 24, Floyd Township, Warren County, IL. The property is generally located 4.5 miles south of Galesburg, IL on Route 41 to County Hwy. 26 then 2 miles west to the Knox-Warren County line. Tract 1 is located on County Hwy. 26/165^th Ave. Tracts 2-5 are located 1 mile south of County Hwy. 26/ 165^th Ave. on the Knox-Warren County line (West Knox Road/180^th St.) The tracts feature productive cropland, mature timber, Cedar Fork Creek, premier hunting and recreation.

TRACT 1: 23.29 ACRES (M/L) – Tract 1 is located on 165^th Ave. west of the intersection of West Knox Road and 165^th Ave. The parcel lies level to gently rolling and features 20.11 +/- cropland acres. The balance of the acreage consists of 2 small timbered draws. Primary soil types of the cropland are Greenbush, Osco, Rozetta and Elco-Atlas silt loams with a PI rating of 116.2.

TERMS OF SALE: Ten percent (10%) of the purchase price to be paid down at time of sale with balance due on January 16, 2020. Full possession will be given at the closing. Title insurance will be provided. The 2019 real estate taxes payable in 2020 will be paid by the sellers.
