The Hays Trust farms consist of 287.54 surveyed acres (m/l) to be offered in 4 tracts located approx. 5 miles west of Alexis, IL on Route 135 in Sections 5, 6, 7 and 8, Spring Grove Township (T.12N.-R.2W.), Warren County, Illinois.

TRACT 1 – 79.45 ACRES (M/L)

Tract 1 is located 5 miles west of Alexis along Route 135 at the intersection of 60th Street in the West Half of the Northwest Quarter of Section 6, Spring Grove Township, Warren County, IL. The parcel lies undulating to gently rolling and presently consists of 72.27 FSA cropland acres (69.97-NHEL; 2.30 HEL). The balance of the acreage consists of Henderson Creek and a small portion of timber located in the southwest corner of the farm. Primary soil types of the cropland are Sawmill, Raddle, Osco, Zook and Assumption silt loams with a PI rating of 135. Tract 1 represents highly productive and well drained bottom land.

TRACTS 2, 3 & 4 – 207.65 ACRES (M/L)

Tracts 2, 3 and 4 consist of 207.65 total contiguous acres (m/l) to be offered in 3  tracts located 4.5 miles west of Alexis on Route 135 to 70th Street then one-half mile south in Sections 5, 6, 7 and 8, Spring Grove Township, Warren County, IL. The farm has a total of 197.51 FSA NHEL cropland acres. Tracts 3 and 4 are bordered on the south by the centerline of Henderson Creek.

TRACT 2 – 80.10 ACRES (M/L)

Tract 2 is the north parcel of the farm with frontage along the east side and at the end of 70th Street. The farm lies undulating to gently rolling and presently consists of 78.5 (m/l) tillable acres. Primary soil types are Osco and Elco-Atlas silt loams with a PI rating of 122.4. Improvements consist of 4 older grain bins and a well.

TRACT 3 – 63.26 ACRES (M/L)

Tract 3 is the west parcel of the farm and is accessed by a 40’ legal easement beginning at the end of 70th Street and continuing west on an existing lane through the building site on Tract 2. The parcel lies level to undulating and presently consists of 59.8 (m/l) tillable acres. Primary soil types are Sawmill and Lawson silt loams with a PI rating of 139.2. Tract 3 represents highly productive and well drained bottom land.

TRACT 4 – 64.29 ACRES (M/L)

Tract 4 is the south parcel of the farm and is accessed by a 40’ legal easement. The easement begins at the end of 70th Street and continues west on an existing lane through the building site on Tract 2 and then south along the boundary line of Tracts 2 and 3 to Tract 4. The parcel lies level to undulating and presently consists of 59.21 (m/l) tillable acres. Primary soil types are Sawmill and Osco silt loams with a PI rating of 136.9. Tract 3 represents highly productive and well drained bottom land.

SALE PROCEDURE: Tract 1 will be sold individually and will not be offered in any combination. Tracts 2, 3 and 4 are contiguous and will be offered by the bidder’s choice method of marketing wherein the high bidder in the first session has the option of selecting any individual tract, any combination of tracts or all three tracts. In the event that less than all three tracts are selected in the first session, the remaining tract(s) will be sold by the same method until all three tracts have been sold.

TERMS: Ten percent (10%) of the purchase prices to be paid down at time of sale with balances due on or before January 18, 2019. Full possession will be given at the closing. Title insurance will be provided. The 2018 real estate taxes payable in 2019 will be paid by the seller.
