PROPERTY LOCATION: 650 – 300TH St., New Windsor, IL 61465, 1.5 miles south of Viola, IL on Route 67 to 75th Ave., 4 miles east to 300th St. then ½ mile south or 4 miles east of Viola, IL on Route 17 to 305th St., 2¼  miles south to 75th Ave., ½ mile west to 300th St. then ½ mile south.

DESCRIPTION: 261.82 surveyed acres, to be offered in 4 contiguous tracts located in Section 32, Rivoli Township (T.14N.-R.1W.), Mercer County, IL. TRACT 1 – 82.01 ACRES

Tract 1 is the north parcel of the farm with access from 300th Street and the interior roadway. The property lies level to rolling and presently consists of 36.44 acres in cropland and 12.33 acres in CRP. The balance of the acreage includes pasture, timber, creek and an older set of farm buildings. Primary soil types of the cropland are Clarksdale, Elco-Atlas, Greenbush, Fayette, Sylvan, Hickory and Rozetta silt loams with a PI rating of 98.6.

TRACT 2 – 98.72 ACRES

Tract 2 is the west central parcel of the farm with access from the interior roadway. The property lies level to rolling and presently consists of 27.24 NHEL acres in cropland and 50.93 acres in CRP. Tract 4 is the southeast parcel of the farm with frontage on 300th Street. The tract lies level to gently rolling and presently consists of 27.64 NHEL cropland acres. Primary soil types of the cropland are highly productive bottom land soils Radford and Sawmill silt loams with a PI rating of 136.1. The balance of the acreage is timber located on the north and west sides of the acreage.

In the event less than all four tracts are selected in the first session, the remaining tracts will be offered by the same method until all have been sold.

TERMS: Ten percent (10%) of the purchase prices to be paid down at time of sale with balance due on or before April 16, 2019. Full possession will be given at the closing.
