SALE PROCEDURE: Tracts 1, 2 and 3 will be offered by bidder’s choice wherein the high bidder has the privilege of selecting any individual tract, any combination of tracts or all 3 tracts. In the event that less than all 3 tracts are selected in the first session, the remaining tracts will be offered by the same method until all 3 tracts have been sold.

Tracts 4 and 5 will be sold individually in order.

TERMS: Ten percent (10%) of the purchase prices to be paid down at time of sale with balance due on or before April 9, 2019. Full possession for the 2019 farming season will be given at the closing on Tracts 1, 2, 3 and 4. Buyers may receive early possession of the cropland prior to the closing by signing a release of liability agreement and providing a certificate of insurance. Possession of Tract 5 (the homestead) will be given subject to the existing lease of the residence expiring on July 1, 2019. Title insurance will be provided.
