FARM LOCATION: 239.70 surveyed acres, located 2.5 miles east of Maquon, IL on County Hwy. 20 (650E) in the Southeast Quarter of Section 35, Haw Creek Township (T.10N.-R.3E.) and in Section 2, Maquon Township (T.9N.-R.3E.), Knox County, IL. The farm will be offered in 2 contiguous tracts by bidder’s choice and privilege.
TRACT 1: THE NORTH 127.50 ACRES
Tract 1 lies undulating to gently rolling and presently consists of 122 +/- tillable acres. Primary soil types of the cropland are Fayette, Sawmill, Greenbush, Harvard, Elco and Ipava silt loams w/ PI rating of 124.3. TRACT 2: THE SOUTH 112.20 ACRES

SALE PROCEDURE: Tracts 1 and 2 will be offered by bidder’s choice whereby the high bidder has the privilege of selecting either one or both tracts. In the event one tract is selected the remaining tract will then be sold.
TERMS OF SALE: Ten percent (10%) of the purchase price to be paid down at time of sale with balance due at closing on or before March 19, 2021. Buyers will receive full possession for the 2021 crop year. Title insurance will be provided. The 2020 real estate taxes payable in 2021 will be paid by the seller.
