AUCTION VENUE: Monmouth American Legion, Route 34 & North 11^th St., Monmouth, IL.

FARM LOCATION: The Winbigler Family Farm includes 202.19 surveyed acres to be offered in 3 tracts located 6 miles North of Monmouth, IL along Route 67 in Sections 28 & 29, Spring Grove Township, (T.12N.-R.2W.) Warren County, Illinois.

TRACTS 1 & 2 – 161.75 ACRES

Tracts 1 and 2 are contiguous and are located in the Northwest Quarter of Section 28 in Spring Grove Township.

TRACT 1 – 79.99 ACRES: Tract 1 is the south tract with frontage along the east side of Route 67. The parcel lies level to gently rolling and presently includes 72.54 cropland acres. The balance of the acreage is in open grassland and waterways. The majority of the grassland in the northwest corner of the tract could easily be converted to cropland. Primary soil types are Muscatune, Osco and Assumption silt loams with a PI rating of 136.1.

TRACT 2 – 81.76 ACRES: Tract 2 is directly north of Tract 1 and has frontage on Route 67 and 260^th Ave. The parcel lies level to gently rolling and presently includes 72.98 cropland acres. The balance of the acreage includes the building site, grassland and waterways. Primary soil types of the cropland are Muscatune, Osco and Assumption silt loams with a PI rating of 133.9. Improvements include 6 grain bins (2-10,000 bushel, 2-7000 bushel and 2–3500 bushel) and an older 42’ x 45’ pole building. The bins appear to be in decent condition, but have not been used recently.

TRACT 3 – 40.44 ACRES

Tract 3 is adjacent to the north side of Lake Warren and is accessed by a 40’ easement from the west side of Route 67. The parcel features 25.28 acres of cropland consisting of Rozetta and Elco silt loam soils with a PI rating of 113.3. The balance of the acreage includes mature timber and a pond. The parcel has attractive frontage along the north side of Lake Warren Drive and offers cropland, excellent recreation and potential development.

SALE PROCEDURE: Tracts 1 and 2 will be offered by the Bidder’s Choice method of marketing wherein the successful bidder in the first session shall have the option of selecting either one or both tracts. In the event one tract is selected, the remaining tract will then be sold. Tract 3 will be sold individually at the conclusion of the auction.

TERMS: Ten percent (10%) of the purchase prices to be paid down at time of sale with balance due on or before December 14, 2018. Title insurance will be provided. The 2018 real estate taxes payable in 2019 will be paid by the seller.
