FARM LOCATION: 496 Knox Road 825N, Abingdon, IL 61410 located 2.5 miles East of Abingdon, IL on the Delong Road (700N) to Road 450E, 1.25 miles North to Road 825N then one-half mile East or 2 miles South of Lake Bracken in Sections 23, 24 & 26, Cedar Township (T.10N.-R.1E.), Knox County, Illinois. The property consists of 164.91 surveyed acres to be offered in 4 contiguous tracts. The land will be surveyed prior to the auction. TRACT 1: 72.99 ACRES

PRODUCTIVE CROPLAND

Tract 1 has frontage along Road 825N, lies level to undulating and is mostly all tillable. Primary soil types of the farmland are Rozetta, Ipava and Clarksdale silt loams with a PI rating of 123.1. The small non-tillable areas consist of grass waterways. The parcel features one large open field of productive cropland.

TRACT 2: 41.29 ACRES

Tract 2 is located in the southwest corner of the farm adjacent to Tract 1. SALE PROCEDURE: Tracts 1 and 2 will be sold individually in order. Tracts 3 and 4 will be offered by Bidder’s Choice wherein the first successful bidder may select either one or both tracts. If one tract is selected the remaining tract will then be sold.

TERMS: Ten percent (10%) of the purchase prices to be paid down at time of sale with balance due on or before March 25, 2019. Full possession will be given at the closing. Title insurance will be provided. The 2018 real estate taxes payable in 2019 will be paid by the seller.
