The Josephson property consists of 124.18 surveyed acres located southeast of Lake Bracken, 5 miles south of Galesburg in Section 13, Cedar Township (T.10N.-R.1E), Knox County, Illinois.

 

DESCRIPTION: This is a rare opportunity to purchase a large tract of investment quality timber that offers excellent hunting and recreation! The timber has been untouched for several generations until a very selective harvest was completed last winter. The harvested trees averaged 1.4 trees per acre and the majority were in the bottom near the creek. All trees cut were mature and larger than 20 inches D.B.H. (diameter breast height), unless they were removed to allow larger trees to be harvested. Several trails were created and tree tops left for wildlife cover. TERMS OF SALE: Ten percent (10%) of the purchase price to be paid down at time of sale with balance due at closing on or before July 8, 2022. Buyers will receive full possession at the closing. Title insurance will be provided. The 2021 real estate taxes payable in 2022 will be paid by the sellers. Bidders must have financing arrangements made prior to participating in the auction.
