The Earp property consists of 2 nice multi-use tracts located 5 miles northeast of Monmouth, IL or one-half mile east of Gerlaw to 100th Street then 1 mile south. Plat Location: Sections 2 and 3, Monmouth Township (T.11N.-R.2W.), Warren County, Illinois.

 

 

 

 

TRACT 1: 33.91 ACRES

Tract 1 has frontage along the west side of 100th Street. The parcel lies undulating to rolling and features grassland pasture, timber, seasonal stream, concrete feed floors and corral pads. There is an older well located near the entrance to the property that was last used approximately 5 years ago. Several acres of the pasture could be converted to cropland.

 

 

 

 

 

 

TRACT 2: 43.48 ACRES

Tract 2 is currently accessed from a grass lane located on the east side of 100th Street across from Tract 1. The lane is shown on the tract map as the north access. The sellers have maintained the lane and have used it by mutual agreement with the adjacent farm owners who own the lane. Continued use of the north lane by the buyer is probable but cannot be guaranteed by the sellers. The legal easement access for Tract 2 is shown on the tract map as the south access. The easement is identified on the survey as it runs through the existing Earp farmstead that it not being sold. The parcel lies undulating to rolling and features grassland pasture, mature timber and Talbot Creek. Several acres of the pasture could be converted to cropland.

 

 

 

 

 

 

 

 

SALE PROCEDURE: Tracts 1 and 2 will be offered by bidder’s choice whereby the high bidder has the privilege of selecting either one or both tracts. In the event one tract is selected the remaining tract will then be sold.

 

TERMS OF SALE: Ten percent (10%) of the purchase price to be paid down at time of sale with balance due at closing on or before July 8, 2022. Buyers will receive full possession at the closing. Title insurance will be provided. The 2021 real estate taxes payable in 2022 will be paid by the sellers. Bidders must have financing arrangements made prior to participating in the auction.
