The buyer exercised the option to exclude from the purchase the .86 of an acre of cropland. Therefore the high bid of $101,000 on the entire 1.73 acres was reduced according to the terms of the sale by the amount of $8,000. The residence, pole building and existing yard including .87 of an acre sold for $93,000. The cropland was retained by the seller.

Special Notice

Several potential buyers have indicated that they are not necessarily interested in the .86 hundredths of an acre tillable portion of the property. Therefore the Seller will offer Potential Buyers the following option.

The entire tract of 1.73 acres including the residence, pole building and cropland will be sold as advertised for total dollars (not per acre). The buyer can elect to purchase the entire tract according to the advertised terms of the sale.


The Buyer shall have the option of purchasing the 180’ x 210’ parcel within the tract that includes .87 hundredths of an acre, the residence, pole building and existing yard.  This option will exclude the .86 hundredths of an acre of cropland which would be retained by the Seller.

Should the Buyer elect to exclude the .86 hundredths of an acre of cropland, the Seller will grant to the Buyer a reduction of the total purchase price in the amount of $8,000.00.

Purchase Agreements for both options will be available at the auction.

Legal Descriptions for the property will be provided by a survey to be furnished by the Seller prior to the closing.

Possession of the residence, pole building and existing yard will be given at the closing.

Possession of the cropland will be given following the harvest of the 2018 corn crop.
