Physical Address: 20200 County Road 600N, Adair, IL 61411 generally located 4 miles south of Adair on E2100 St. to N600 Road then 1 mile west; 4.5 miles west of Table Grove or 12 miles SE of Macomb. Selling 256.93 surveyed acres in 3 contiguous tracts located in Sections 32 & 33, New Salem Township (T.5N.-R.1W.), McDonough County, IL. Primary soil types are highly productive Sable, Ipava and Osco silt loams. The tracts will be offered by bidder’s choice and privilege.
TRACT 1 – 79.44 ACRES
Tract 1 is located in the East Half of the Southeast Quarter of Section 32, New Salem Township, McDonough County, IL with frontage on N600 Road and E2000 Street. The parcel lies level and is all tillable with the exception of a small building site that could easily be converted to cropland. Predominant soil type is Sable silt loam with a PI rating of 143.
TRACT 2 – 118.98 ACRES
Tract 2 is located east of Tract 1 in the Southwest Quarter of Section 33, New Salem Township, McDonough County, IL with frontage on N600 Road and E2000 Street. TERMS OF SALE: Ten percent (10%) of the purchase price to be paid down at time of sale with balance due on or before 30 days from the date of sale.
