TRACTS 1 & 2 – 160.82 ACRES
Tracts 1 and 2 are located 4 miles west of Monmouth, IL on Route 164 in the Southwest Quarter of Section 27, Hale Township (T.11N.-R.3W.), Warren County, IL. The land will be sold in 2 contiguous tracts by bidder’s choice and privilege. The entire farm was pattern tiled in 2012 and completed in 2014. Primary soil types are Muscatune and Sable silt loams with strong overall PI rating of 145!
TRACT 1 – The West 80.41 Acres. The parcel has frontage on Route 164 and 30th Street. Tract 1 lies level and is all tillable. Soil types feature Muscatune, Sable and Osco silt loams with a PI rating of 145.3.
TRACT 2 – The East 80.41 Acres. The parcel is located directly east of Tract 1 with frontage on Route 164. Tract 2 lies level and is all tillable with the exception of the building site which includes a metal Quonset building and several trees. Tracts 3 and 4 are located 7 miles west of Monmouth, IL on Route 164 to Road 2100E then one-half mile south in the Northeast Quarter of Section 36, Rozetta Township (T.11N.-R.4W.), Henderson County, IL. The tracts are not contiguous and will be sold by bidder’s choice and privilege. Tile maps are available. Primary soil types are Muscatune, Osco and Rozetta silt loams.
TRACT 3 – The North 102.36 Acres. The parcel has frontage on Road 2100E and is all tillable with the exception of 2 small waterways. Tract 3 lies level to gently rolling and features Muscatune, Sable, Rozetta, Osco and Greenbush silt loams with a PI rating of 138.3.
TRACT 4 – The South 33.89 Acres. The parcel has frontage on Road 2100E and is south of but not contiguous to Tract 3. Tract 4 lies level to gently rolling and is all tillable with the exception of a small grass waterway. Primary soil types are Muscatune and Osco silt loams with a PI rating of 140.8.
NOTATION: Tracts 3 and 4 do not include the CRP, waterways, trees and wetlands located between the two tracts that is not being sold.
TERMS OF SALE: Ten percent (10%) of the purchase price to be paid down at time of sale with balance due on January 5, 2024 as to Tracts 1 and 2; and January 10, 2024 as to Tracts 3 and 4. Buyers will receive possession at the closings. Title insurance will be provided. The 2023 real estate taxes payable in 2024 will be paid by the seller. The farm is selling with no contingences.
