FARM LOCATIONS: The Slater Farms are generally located 2 to 4 miles south of Monmouth, IL along and west of Route 67 in Sections 7, 8 and 18, Lenox Township (T.10N.-R.2W.) and in Section 24, Tompkins Township (T.10N-R.3W.), Warren County, Illinois.

TRACT 1 – 90.93 ACRES

Tract 1 is located 4 miles south of  Monmouth on Route 67 to 150th Ave., 3/4 mile west to 60th Street then ½ mile south in the Southwest Quarter of Section 19, Lenox Township. The parcel is located at the intersection of 60th Street and 145th Ave. Tract 1 lies level to undulating and is all tillable. Primary soil types are Sable and Muscatune silt loams with a PI rating of 143.1.

TRACT 2 – 81.82 ACRES

Tract 2 is located directly west of and contiguous to Tract 1in the Southeast Quarter of Section 24, Tompkins Township. The parcel has frontage on 145th Ave. The tract lies level to undulating and is all tillable. Primary soil types are Muscatune and Sable silt loams with a PI rating of 145.1

TRACT 3 – 76.89 ACRES

Tract 3 is located directly north of Tract 2 in the Northeast Quarter of Section 24, Tompkins Township. The parcel has frontage on 60th Street, 145th and 150th Avenues. The tract lies level to gently rolling and is all tillable with the exception of small waterway consisting of 0.91 acres at the north end of the farm. TRACT 6 – 80.15 ACRES

Tract 6 is located 2.5 miles south of Monmouth along the east side of Route 67 in the Northeast Quarter of Section 7 and the Northwest Quarter of Section 8, Lenox Township. The parcel also has frontage on 70th Street, 1.5 miles south of the intersection of South Main Street and the Cameron Road. Tract 6 lies level to gently rolling and presently includes 74.61 FSA cropland acres! The balance of the acreage includes grass waterways and a small timbered draw. Primary soil types of the cropland are Osco, Sable and Muscatune silt loams with a PI rating of 133.6.

SALE PROCEDURE: Tracts 1, 2, 3, 4, 5 and 6 will be offered by the bidder’s choice method of marketing wherein the high bidder has the privilege of selecting any individual tract, any combination of tracts or all 6 tracts. In the event that less than all of the tracts are selected in the first session, the remaining tracts will be offered by the same method until all 6 tracts have been sold.

Tracts 5 and 6 – Ten percent (10%) of the purchase price to be paid down at time of sale with balance due on January 4, 2019. All Tracts – Full possession for the 2019 farming season will be given at the closing. Title insurance will be provided. The 2018 real estate taxes payable in 2019 will be paid by the sellers.
