FARM LOCATIONS: The tracts are located 40 miles Northeast of Bloomington, 8 miles Southeast of Fairbury or 3 miles west of the small village of Strawn in Sections 5, 6 and 7 of Fayette Township (T.25N.-R.7E.), Livingston County, Illinois.

TRACT 1 – 117.12 ACRES +/-

Tract 1 is located at 2400 E. 200 N. Road, Fairbury, IL and is described as the Northwest Fractional Quarter of Section 7, Fayette Township, Livingston County, IL, less and except the building site that was conveyed in 1996. The parcel lies level to undulating and is all tillable. Primary soil types of the cropland are Drummer, Lisbon and Saybrook silt loams with a PI rating of 140.

Tract 2 is located directly north from Tract 1 at the intersection of E. 200 N. Road and N. 2400 E. Road. TERMS OF SALE Ten percent (10%) of the purchase prices to be paid down at time of sale with balances due on or before September 14, 2018. Possession will be given subject to the existing tenancy for the 2018 crop season. Purchasers will receive full possession upon the harvest of the 2018 crop, no later than December 1, 2018. Title insurance will be provided. The 2018 real estate taxes payable in 2019 will be paid by the sellers.
