The Weigand Estate Farms consist of 267.98 surveyed acres, more or less, subject to final survey. Tracts 1 and 2 are contiguous and are located 4 miles south of Galesburg, IL along Route 41 on the west side of the highway. Tract 3 is located 4.5 miles south of Galesburg on Route 41 to Knox Road 1050N (County 26), 3 miles west to 170th Street then 1 mile south.

 

 

 

 

 

TRACT 1: 77.58 SURVEYED ACRES

Physical Address: 1100 Illinois Route 41, Galesburg, IL 61401.Tract 1 is located in the North Half of the Northeast Quarter of Section 8, Cedar Township (T.10N.-R.1E.), Knox County, Illinois. The parcel lies level to undulating and presently features 67.24 FSA cropland acres. The primary soil types of the cropland are Osco, Ipava and Sable silt loams with a PI rating of 140.5. The balance of the acreage includes the homesite, 2 outbuildings, grassland and a small timbered draw. The homesite is improved with a well-maintained custom built one story 2 bedroom home w/ attached 22’x23’ garage. The parcel lies level to undulating and presently features 73.24 FSA cropland acres and 4.3 acres in two CRP waterways. The new 10 year CRP contract expires September 30, 2032 with a rental rate of $300.00 per acre. The primary soil types of the cropland are Osco, Sable and Ipava silt loams with a PI rating of 138.6.

TRACT 3: 108.67 SURVEYED ACRES

Tract 3 is located 4.5 miles south of Galesburg on Route 41 to Knox Road 1050N (County 26), 3 miles west to 170th Street then 1 mile south, in the Southwest Quarter of Section 13, Floyd Township (T.10N.-R.1W.), Warren County, Illinois. The parcel lies level to undulating and presently features 106.12 FSA cropland acres. Primary soil types of the cropland are Ipava, Keomah, Clarksdale, Rozetta and Sable silt loams with a PI rating of 133.4. The balance of the acreage includes a small timbered waterway. Tract 3 has frontage along 170th Street and 172nd Street.

Tract 3 was grid mapped soil tested on 4-2-2020. Lime was variable rate applied per the soil test recommendations. 

 

 

 

 

 

 

 

 

SALE PROCEDURE: Tracts 1, 2 and 3 will be offered by bidder’s choice whereby the high bidder has the privilege of selecting any individual tract, any combination of tracts or all three tracts. In the event that less than all three tracts are selected in the first session, the remaining tract(s) will be offered by the same method until all three tracts are sold.

 

TERMS OF SALE: Ten percent (10%) of the purchase price to be paid down at time of sale with balance due at closing on or before September 27, 2022. Buyers will receive possession at the closing subject to the rights of the present tenant to harvest the 2022 crop. Buyers will receive full possession for the 2023 crop year upon completion of the 2022 harvest. Title insurance will be provided. The 2022 real estate taxes payable in 2023 will be paid by the seller. Bidders must have financing arrangements made prior to participating in the auction.
