FARM LOCATION: The Schrader Farm is located on the south edge of Knoxville, IL. The property has road frontage on County Hwy. 8 (South Broad Street) and on Eiker Road.

PLAT LOCATION: 62 acres, more or less, subject to final survey, located in the South Half of Section 33, Knox Township (T.11N.-R.2E.) and in the Northeast Quarter of Section 4, Orange Township (T.10N-R.2E.), Knox County, Illinois.

DESCRIPTION: The farm lies level to gently rolling and presently includes 30.96 FSA cropland acres. The cropland features 26.76 +/- acres currently being farmed and 4.20 acres in CRP. The CRP is located in the south portion of the farm. The CRP contract terms are: 4.20 acres @ $146.95 per acre = $617 annual payment. The CRP contract expires 09-30-2020. Primary soil types of the cropland are Rozetta and Greenbush silt loams with a PI rating of 115.5. The balance of the acreage features mature timber including red oak, white oak, walnut and hickory as well as a small stream. The area is well known as an excellent wildlife habitat. The property has several attractive building sites and is suitable for development.

TERMS: Ten percent (10%) of the purchase price to be paid down at time of sale with balance due on or before January 15, 2020. Full possession will be given at the closing. Title insurance will be provided. The 2019 real estate taxes payable in 2020 will be paid by the seller.
