FARM LOCATION: The Rosenberry Farm consists of 570.17 surveyed acres located in Sections 1, 2 and 12, Berwick Township (T.9N.-R.1W.), Warren County, Illinois. The property is generally located 2 miles west of Abingdon, IL on the Berwick Road (County Hwy. 23) or 4 miles north of Route 116 on 175th Street. The 9 tracts all have road frontage, are mostly contiguous and feature productive cropland, grassland, timber with mature hardwoods, premier hunting and recreation and attractive home building sites.

TRACT 1 – 102.19 ACRES: Tract 1 features 96.42 FSA cropland acres with the balance of the acreage consisting of a grass strip along the Berwick Road that provides access to the tillable field by a recently installed metal culvert. Primary soil types are Radford, Zook, Lawson and Rozetta silt loams with a 129 PI rating.

TRACT 5 – 60.73 ACRES: Tract 5 features 46.24 FSA cropland acres with the remainder of the acreage consisting of timber and a small stream. Primary soil types of the cropland are Elco-Atlas, Osco, Assumption and Radford silt loams with a PI rating of 115.5.

TRACT 6 – 54.03 ACRES: Tract 6 includes 37.9 FSA cropland acres with the balance of the acreage consisting of a small timber, grassland and a stream. Primary soil types of the cropland are Osco, Greenbush and Rozetta silt loams with a PI rating of 128.2.

TRACT 7 – 87.33 ACRES: Tract 7 features a very attractive timber with mature hardwoods, areas of grassland, Cedar Fork Creek and 12.33 acres of FSA cropland. The cropland consists of Lawson silt loam soil with a PI rating of 140.0. The area is well known as an abundant wildlife habitat and offers excellent hunting and recreation.

TRACT 8 – 35.86 ACRES: Tract 8 is located on the corner of the Berwick Road and 175th Street. The parcel features open rolling grassland, scattered trees, a stream, an older farm house with attached garage and several excellent building sites!

SECOND SESSION: Tracts 7, 8 and 9 will be offered by the bidder’s choice method of marketing wherein the high bidder in the first session may select any individual tract, any combination of tracts or all 3 tracts. The Bidder’s Choice Method will continue until Tracts 7, 8 and 9 have been sold.

TERMS OF SALE: Ten percent (10%) of the purchase price to be paid down at time of sale with balance due on January 10, 2020. Full possession will be given at the closing. Title insurance will be provided. The 2019 real estate taxes payable in 2020 will be paid by the sellers.
