FARM LOCATION: The Doubet-Carstensen Farm is located at 960 Knox Road 600E, Gilson, IL 61436 being 4 miles East of Abingdon, IL on the Delong Road to Road 600N then 2.5 miles North or 2.5 miles South of Knoxville, IL on Road 800E to Road 1000N, 2 miles West to Road 600E then one-half mile South.

PLAT LOCATION: 40.00 surveyed acres, situated in the Southeast Quarter of the Northeast Quarter of Section 13, Cedar Township (T.10N.-R.1E.), Knox County, Illinois.

DESCRIPTION: The farm features 25 acres +/- of level to undulating productive cropland, a timber and seasonal stream. Primary soil types of the cropland are Clarksdale and Rozetta silt loams with a PI rating of 122.7. TERMS: Ten percent (10%) of the purchase price to be paid down at time of sale with balance due on or before February 26, 2019. Possession of the cropland will be given at the closing subject to the rights of the present tenants for the 2019 crop year. The buyer(s) will assume the landlord’s position in the lease and will receive the 2019 cash rent. Possession of the timber and non-tillable land will be given at the closing. Title insurance will be provided. The 2018 real estate taxes payable in 2019 will be paid by the seller.
